Privacy Policy

Plain-English summary (the full policy below controls): We collect the minimum we need to run the Service — your email, your payment (handled by Stripe, we never see full card numbers), and basic usage data. We don’t sell your personal information. The property data in the product comes from public government records. If you are a property owner who wants your record suppressed from our product, email us and we will honor reasonable requests.

1.Who this policy covers

This policy explains how DeedDrop (“we,” “us”) handles personal information for two groups of people: (a) customers — investors who create accounts and buy our products; and (b) property owners — individuals whose information appears in the public government records our product organizes. Section 5 is specifically for property owners.

2.Information we collect from customers

Account information: your email address (used for passwordless sign-in) and, optionally, your name and business name.

Payment information: processed by Stripe, our payment processor. We receive confirmation of payment, the product purchased, and the last four digits of your card — never your full card number.

Usage information: pages viewed, features used, leads saved or updated, device and browser type, IP address, and approximate location, collected through cookies and similar technologies for sign-in, security, and product analytics.

Communications: emails you send us and support conversations.

3.How we use customer information

To provide and improve the Service; to authenticate you; to process payments and send receipts; to send transactional messages (sign-in links, purchase confirmations, data updates for your county); to send product and marketing emails you can opt out of at any time; to prevent fraud and abuse; and to comply with legal obligations.

We do not sell customer personal information.

4.How we share customer information

Only with service providers who help us run the Service — payment processing (Stripe), hosting and infrastructure, email delivery, analytics, contact-data (skip-trace) providers when you request an enrichment, and print/mail vendors when you send a campaign. These providers may use the information only to provide services to us. We may also disclose information if required by law, to protect rights and safety, or as part of a business transfer (with notice).

5.Property-owner data (public records)

The core content of our product — property addresses, parcel numbers, owner names, owner mailing addresses, tax delinquency status, and assessed values — comes from public government records, including county treasurer delinquency lists and county assessment/parcel data, supplemented by licensed third-party contact-data providers when a customer requests enrichment.

We organize this data for a single purpose: enabling lawful, bona-fide real estate outreach by our customers. Our terms prohibit customers from using it for harassment, stalking, or any purpose covered by the Fair Credit Reporting Act (such as credit, employment, or tenancy decisions).

If you are a property owner and would like your record suppressed from our product, email support@deeddrop.app with your property address. We will honor reasonable suppression requests in our product going forward. Note that we cannot remove your information from the underlying government records, which remain public at the county.

6.Cookies and analytics

We use cookies and similar technologies that are necessary for sign-in and security, and analytics cookies to understand how the Service is used. You can control cookies through your browser settings; disabling essential cookies may break sign-in.

7.Data retention

We keep customer account data while your account is active and for a reasonable period afterward for legal, accounting, and fraud-prevention purposes. Property-records data is retained and refreshed on a seasonal cycle. You may request deletion of your customer account data at any time (Section 9).

8.Security

We use reasonable technical and organizational safeguards — encrypted connections, passwordless authentication, access controls, and reputable infrastructure providers. No system is perfectly secure, and we cannot guarantee absolute security.

9.Your choices and rights

You can: opt out of marketing emails via the unsubscribe link in any message; request a copy of the personal information we hold about you; request correction or deletion of your account data; and, if you are a property owner, request suppression as described in Section 5. Depending on where you live, you may have additional rights under state privacy laws. To exercise any right, email support@deeddrop.app; we will verify your identity and respond within the time required by applicable law. We do not discriminate against anyone for exercising privacy rights.

10.Children

The Service is for adults 18 and older. We do not knowingly collect information from children under 13. If you believe a child has provided us information, contact us and we will delete it.

11.Changes to this policy

We may update this policy from time to time; the “Last updated” date shows the current version. Material changes will be communicated through the Service or by email.
